Ziroom has Established an International Rental Platform, ZABIT, initially Providing 20,000 High-quality Housing Options for Chinese International Students.

Published

on

On May 20th, Ziroom officially launched its international rental business and established the international rental platform “Ziroom ZABIT”, offering over 20,000 rental units in Hong Kong, China and the United Kingdom. The first step is to focus on providing rental services for Chinese students studying abroad.

In recent years, as the number of international students has steadily increased, so has the demand for international rental housing. It’s showed based on the data that the cumulative number of mainland Chinese students studying abroad in the top 10 countries/regions has been more than 1.072 million, and the number is still growing. In addition, the cumulative scale of rental housing generated by the top 6 countries/regions for international students is more than 100 billion yuan, with broad market prospects.

However, international students often face numerous challenges when renting abroad, including language barriers, cultural differences, varying laws and regulations, and unreliable online information. Common issues include difficulty finding reliable rental channels, inaccurate property information, disputes over rent and deposits, and poor quality of rental properties.

“From the beginning of its establishment, Ziroom has aimed to become a technology company that provides high-quality residential products and exceeds user expectations, respected and loved worldwide.” After 13 years of deep development in Chinese housing rental market, it’s believed that we have the opportunity and ability to create the same comfortable living experience for Chinese students as that for Chinese students in China. “Meng Yue, the head of Ziroom International rental platform, said that currently Ziroom has launched Ziroom APP, WeChat mini program, and other platforms. The first batch of over 20,000 housing units located in core areas and near universities in more than 20 major cities including Hong Kong, London, Birmingham, Manchester, Edinburgh, and Liverpool in China and the UK have been fully launched and are opened for viewing and signing.

Ziroom’s neighbor ZABIT has proposed the concept of “peace of mind booking, worry-free living, and heartwarming service”. The platform ensures genuine pricing, selects high-quality properties, and offers services like compensation for quality issues and 24/7 cloud customer service, making it easy for customers to find, sign, and rent properties with peace of mind.

When mentioned the origin of the international brand ZABIT, Meng Yue said, “We combined Ziroom and Habitat to create the new international brand name, that is, ZABIT.” “We aim to leverage Ziroom’s high-quality products, services, and technological capabilities to build an ideal living space for users in the international rental market, making distant places feel like home.”

Meng Yue stated that in the future, Ziroom would gradually enter more countries and regions, such as the United States, Japan, Canada, Singapore, and Australia through ZABIT, and expect providing millions of high-quality housing resources, bringing Ziroom’s products, services, and technological capabilities to global users.

Insiders believe that in recent years, independent Chinese enterprises representing new productive forces and solutions from China have been exploring international business, becoming an important topic of the times.

With the support of its products, services, and technological capabilities, Ziroom has established its presence in 10 first-tier and new first-tier cities in China, managing nearly 1 million properties. It has become one of the leading and most representative market-oriented and professional long-term rental institutions in China, offering a fully online rental experience that represents international standards. Currently, Ziroom has chosen to start its international business, which not only demonstrates Ziroom’s forward-looking vision as an industry leader, but also injects new vitality into the development of China’s long-term rental industry.

Its first batch is located in Hong Kong, China, as well as more than 20,000 homes in London, Cambridge, Coventry, Birmingham, Bristol, Edinburgh and other 20 major cities. It has been fully launched and carried out checking and signing openly, whose main types of housing include muti-family residential products, which are mainly for student apartments, service apartments and serviced apartments, as well as decentralized residential products, including shared and whole rentals.

μηλε (mile): A Bite of the Apple in Greek

Published

By

μηλε

“Μήλε” (pronounced mee-leh) is a single word with a rich history and multiple meanings in the Greek language. At its core, “μήλε” translates to “apple” in English. However, this seemingly simple word branches out into various interpretations and cultural significance within the Greek world. Let’s delve into the world of “μηλε” and explore its journey from a fruit to a symbol.

The Apple: A Fruit Steeped in History

Apples have been a staple food source and a symbol of significance in various cultures for millennia. In Greek mythology, the “μηλέα” (mēlea), the singular form of “μηλε,” played a role in several stories:

  • The Garden of the Hesperides: Guarded by the Hesperides nymphs and a fearsome dragon, the golden apples growing in this mythical garden were said to grant immortality.
  • The Judgement of Paris: The goddess Eris, in a fit of mischief, gave a golden apple inscribed “To the Fairest” to Paris, a Trojan prince. Paris’s judgement, awarding the apple to Aphrodite, ultimately led to the Trojan War.
  • Atalanta’s Race: The Atalanta, a skilled huntress, challenged her suitors to a race. She would drop golden apples along the race course, potentially symbolizing the temptation of love or the fleeting nature of beauty.

These myths illustrate the association of apples with beauty, immortality, and temptation in Greek culture.

“Μήλε” in Everyday Greek

Beyond mythology, “μηλε” holds its place in modern Greek language and cuisine. Here are some ways “μηλε” is used:

  • The Fruit: “Μήλε” simply refers to the apple fruit itself. Greece has a diverse range of apple varieties, each with its unique flavor and characteristics. Popular varieties include “φιρίκι” (firiki), a sweet and crisp apple, and “σταρομηλία” (staromilia), a yellow apple known for its acidity.
  • Apple Dishes: The versatility of apples translates into a variety of delicious Greek dishes. “Μηλόπιτα” (milopita), a popular dessert, features layers of flaky pastry filled with cinnamon-spiced apples. Apples are also used in jams, compotes, and refreshing summer drinks.

Μηλοκούλουρα (Milokoura) Apple Cookies Soft and chewy cookies flavored with apple and cinnamon
Αφεψήματα Μήλου (Afe psimata Milou) Apple Decoction A warm drink made by boiling apples with cinnamon and cloves
  • Figurative Language: “Μήλε” can also be used figuratively in Greek. For example, “σαν το μήλο της διαφωνίας” (san to milo tis diafonias) translates to “like the apple of discord,” referencing the golden apple in the Judgement of Paris myth and signifying an object that causes conflict.

“Μήλε” Beyond the Fruit

The influence of “μηλε” extends beyond the realm of food and language. Here are some additional ways it appears in Greek culture:

  • Place Names: Several towns and villages in Greece bear names derived from “μηλε,” such as “Μηλιά” (Melia) and “Μηλέα” (Melea), indicating a historical abundance of apple trees in those regions.
  • Folklore: Apples appear in Greek folktales and traditions. In some regions, throwing an apple seed behind your back was believed to reveal the initials of your future spouse.

Are apples native to Greece? (continued)

While the exact origin of apples in Greece is unclear, evidence suggests they have been cultivated there for millennia. The Future of “Μήλε”

The story of “μηλε” is far from over. Here’s a glimpse into the future of this versatile fruit:

  • Sustainable Practices: Greek apple growers are increasingly adopting sustainable practices to minimize environmental impact. This includes using natural pest control methods and water conservation techniques.

Common Challenges in Securing a UK Civil Partnership Visa

Published

on

Securing a UK Civil Partnership Visa can be a complex process fraught with various challenges. This type of visa allows non-British nationals to enter or remain in the UK based on their Civil Partnership Visa UK citizen or someone who has settled status in the country. Despite the opportunities it offers, applicants often face several hurdles, from meeting eligibility criteria to providing extensive documentation.

Confusion with Visa Types

One common challenge applicants face is confusion between different types of visas, such as the Unmarried Partner Visa UK. This visa is for long-term partners who are not married or in a civil partnership but have lived together for at least two years. Both the Civil Partnership Visa and the Unmarried Partner Visa UK require substantial proof of a genuine and subsisting relationship. For many, gathering sufficient evidence—like joint bank statements, shared utility bills, or photos of the couple together—can be daunting. The rules around what constitutes acceptable evidence can be stringent, and any discrepancies or gaps in documentation can lead to a refusal.

Understanding Related Visas

Another significant challenge involves understanding the requirements for other related visas, such as the Tier 2 Dependent Visa for a child born in the UK. For example, if a couple in a civil partnership has a child born in the UK, that child might need a Tier 2 Dependent Visa if one of the parents is in the UK on a Tier 2 visa. Navigating the specifics of these requirements, especially regarding how they intersect with the Civil Partnership Visa, can be complex. Parents must ensure that all documents, including birth certificates and proof of the parents’ visas and statuses, are in order. Any oversight can delay the application process significantly.

Financial Requirement

Another major hurdle in securing a UK Civil Partnership Visa is meeting the financial requirement. The UK government mandates that applicants and their partners demonstrate a minimum income threshold to ensure they can support themselves without recourse to public funds. As of now, the annual income requirement is £18,600, but this amount increases if there are dependent children. Meeting this threshold can be difficult for some couples, particularly if one partner is not working or if their income fluctuates. Those who are self-employed or have multiple sources of income might find it challenging to present their financial situation clearly to the authorities.

English Language Proficiency

Additionally, the English language requirement is a critical aspect of the application. Applicants must prove their proficiency in English by taking an approved language test, unless they are from a majority English-speaking country or have an academic qualification that was taught in English. Preparing for and passing this test can be another obstacle, particularly for those who do not use English as their first language or have been out of formal education for a long time.

Document Preparation and Submission

The application process itself can be overwhelming due to the sheer volume of paperwork required. Applicants need to provide numerous documents, including valid passports, proof of relationship, financial evidence, and accommodation details. Each document must be in order, and any missing or incorrect information can lead to delays or refusals. For many, the process is further complicated by the need to translate documents that are not originally in English, adding another layer of complexity and potential cost.

Changing Immigration Policies

Immigration rules and policies are subject to change, often without much notice, which adds another layer of difficulty for applicants. Keeping up-to-date with the latest requirements and ensuring compliance can be challenging, especially for those who are not familiar with the legal and bureaucratic landscape. Changes in policy can affect everything from income thresholds to the types of acceptable documentation, making it imperative for applicants to stay informed throughout their application process.

Waiting for a Decision

Even after submitting the application, applicants face the anxiety of waiting for a decision. Processing times can vary, and the uncertainty during this period can be stressful. Applicants may worry about the impact of a potential refusal on their lives and plans. In some cases, they might need to consider reapplying or appealing a decision, which involves additional time, effort, and financial resources.

Legal Assistance and Costs

Legal advice can be invaluable in navigating the complexities of securing a UK Civil Partnership Visa. Immigration solicitors can help applicants understand the requirements, prepare the necessary documents, and ensure that their applications are as robust as possible. However, professional legal assistance can be costly, and not all applicants can afford it, adding another layer of difficulty for some.

In conclusion, while the UK Civil Partnership Visa offers a pathway for couples to live together in the UK, the application process is fraught with challenges. From meeting financial and language requirements to gathering extensive documentation and staying abreast of changing immigration policies, applicants must navigate numerous hurdles. Understanding related visas like the Unmarried Partner Visa UK and the Tier 2 Dependent Visa for a child born in the UK can add to the complexity. Seeking professional legal advice, staying informed about policy changes, and meticulously preparing the application can help alleviate some of these challenges and improve the chances of a successful outcome.
